Dubai, United Arab Emirates, 16 October 2023: Dubai Land Department (DLD) is showcasing its pioneering digital services and initiatives through two stands at GITEX Global 2023, one of the most prominent technology events in the region, held at the Dubai World Trade Center from 16 to 20 October.

The Department is participating through the Digital Dubai Pavilion, stand no. 2, and Emirates Real Estate Solutions “ERES” - Dubai Land Department’s technological arm - on stand no. A20.

At its stand within the Digital Dubai pavilion, DLD is showcasing its official website, highlighting in detail its key digital services, which includes inquiring about a real estate project status, requesting registration and renewal of lease contracts, and access to important laws and legislation.

As part of its participation in the Emirates Real Estate Solutions stand (ERES); DLD is shedding light on the latest updates to the Dubai Rest application, the smart real estate platform for all real estate services, for property owners, tenants, brokers, developers, valuators, investors and all stakeholders benefiting from the real estate market. Some key features include: Inquiry about a property status, paying service charges online, payment of Rental Disputes Center “RDC” dues, reviewing canceled payments, in addition to the Direct Debit Service “DDS” for the Ejari system, the new rental calculator, and updating customer information at DLD.

Visitors can also know more about DLD’s “Instant Real Estate Registration Platform in Dubai,” which was developed by ERES that captures all real estate transactions across Dubai on the platform in real-time, in addition to showing statistics about real estate cases that were closed per day, and the number of lease contracts that were registered.

Dubai Land Department is committed to providing a conducive environment for real estate innovation by harnessing technology to develop real estate products, and enhancing the

sector’s readiness and sustainability, in line with its strategic vision aimed at achieving world leadership in the real estate sector. Dubai: The real estate and properties transactions valued at 12.9 billion in total during the week ending 13 October 2023. The sum of transactions was 1,659.

297 plots were sold for AED 5.08 billion, 1,362 apartments and villas were sold for AED 4.57 billion.

The top three transactions were a land in Palm Jumeirah sold for AED 1 billion, followed by a land that was sold for AED 600 million in Palm Deira, and a land sold for AED 121.84 million in Al Thanyah Fifth in third place.

Madinat Hind 4 recorded the most transactions for this week by 55 sales transactions worth AED 90.69 million, followed by Palm Jabal Ali with 49 sales transactions worth AED 1.16 billion, and Al Hebiah Fifth with 38 sales transactions worth AED 112.18 million in third place.

The top three transfers for apartments and villas were a was sold for AED 1.83 billion in Al Safouh Second, an apartment was second in the list sold for AED 36 million in Palm Jumeirah, and thirdly it was a sold for AED 27 million in Palm Jumeirah.

The sum of the amount of mortgaged properties for the week was 2.37 billion, with the highest being a land in Al Thanyah Fifth, mortgaged for AED 528.35 million.

Activity levels in Dubai’s residential market softened amidst a contraction in the off-plan market, says CBRE

CBRE releases its Dubai Residential Market Snapshot – October 2023

Dubai – October 11, 2023 – In September 2023, a total of 7,523 transactions were recorded in Dubai’s residential market, registering a decline of 8.3% compared to a year earlier. This slowdown in activity levels has been underpinned by a drop of 41.5% in off-plan market sales, whereas secondary market sales increased by 30.5%. In the year to date to September 2023, the total transaction volumes reached 87,154. This is the highest figure registered over this period and despite the slowdown seen in the last month, we expect that the 2023 total will surpass the 92,144 registered in 2022.

In the year to September 2023, average prices in Dubai increased by 19.6%. Over this period, average apartment prices increased by 19.7%, reaching AED 1,357 per square foot, and average villa prices increased by 18.9%, reaching AED 1,605 per square foot. The average apartment sales rates across Dubai are still below the record levels witnessed in 2014 by 8.8%, although several key residential areas have long outperformed their 2014 benchmark. Average villa sales rates currently sit at 11.1% above their 2014 levels.

Downtown Dubai registered the highest sales rate per square foot in the apartment segment of the market, reaching AED 2,453, whilst Palm Jumeirah registered the highest sales rate per square foot in the villa segment of the market, reaching AED 4,995.

In the rental market, a moderation in the rate of growth continues to be seen, where in the 12 months to September 2023, average residential rents increased by 20.6%, down from the 21.7% growth registered a month earlier. Over this period, average apartment and villa rents rose by 20.7% and 20.1%, respectively. The average annual apartment and villa rents reached AED 108,606 and AED 322,750, respectively, in September 2023.

The highest annual apartment and villa rents were respectively found in Palm Jumeirah, with average asking rents at AED 257,366, and in Al Barari, with average rents at AED 1,098,788.

Taimur Khan, Head of Research – MENA at CBRE in Dubai, comments:

“Dubai’s residential market ended the third quarter of the year by notching up another record, where the total volume of transactions in the year to date reached 87,154. This marks the highest total ever recorded over this period and an increase of 35.4% compared to the previous year. That being said, a slowdown in demand levels has been witnessed on a monthly basis following a decline in off-plan sales, particularly within a number of core residential areas that significantly underperformed their average for the year. This can be largely attributed to the limited supply coming into the market.

In the rental market, despite demand remaining elevated, the rate of rental growth has contracted every month this year to date. Over this period, a number of listings in several residential communities registered a reduction in their rental rates, including Business Bay, Downtown Dubai, Dubai Marina, and Palm Jumeirah. In the year to date to September 2023, asking rents of 22.6% of the overall residential listings within those four areas have actually decreased.

Dubai: The real estate and properties transactions valued at 9.5 billion in total during the week ending 06 October 2023. The sum of transactions was 1445.

Al Hebiah Fifth recorded the most transactions for this week by 78 sales transactions worth AED 319.83 million, followed by Madinat Hind 4 with 60 sales transactions worth AED 98.25 million, and Madinat Al Mataar with 18 sales transactions worth AED 130.27 million in third place.

The top three transfers for apartments and villas were an apartment was sold for AED 220 million in Palm Jumeirah, an apartment was second in the list sold for AED 200 million in Zaabeel First, and thirdly it was a sold for AED 95 million in Al Thanayah Fourth.

The sum of the amount of mortgaged properties for the week was 4.2 billion, with the highest being a land in Al Wasl, mortgaged for AED 2.4 billion.
